Services
Our Property Managers/Community Association Managers are known for working closely with our Boards to help them achieve their goals for the betterment of their communities.  We regard our job as Community Association Managers to be a partnership with the Association--both owners and Board members. 
We have found that communication between our Boards and us is essential to a good working relationship.  By using E-mail, we have established a timely and almost instant dialogue.   We also have email lists to keep in contact with Owners. 
We pride ourselves on knowing our owners and Board members, and serving them in a helpful, courteous, and timely manner.  When we all work together, the community thrives.

Financial

We assist in the development of yearly budgets, including the Reserve requirements.  We collect and deposit all maintenance fees, track non-payers and assess late fees and interest according to the condo documents.  We pay all bills in a timely manner, avoiding late fees. In addition we review all bills for reasonableness and follow up on bills that are not normal.  We provide monthly financial reports (Balance Sheet, Profit and Loss and an Accounts Receivable) to the Board, along with reconciled bank statements.  We assist with the filing of liens when needed, and assist the Board in contracting for year-end financial reports.

Our managers have saved our associations thousands of dollars by seeking out competitive bids for services from insurance to tree cutting to janitorial services. 

Compliance

Our managers work closely with the Boards to develop reasonable and enforceable community rules.  In addition, we do frequent property inspections, inform owners and the Board of violations and track results.  We follow through with fines when needed.  If in existence, we attend Compliance Committee meetings.

Meetings

We assist in developing an agenda, attend all Board of Director meetings, present a Manager’s Report of significant events and provide handouts as needed.  We will take minutes, if needed, per our Management Contract.  Minutes are distributed per the Boards instructions.  Notification of meetings is done according to state statute and annual meetings are conducted per statute and condominium requirements.

Sub-Contractors

The managers supervise the bidding of Association contracts and work with all sub-contractors, including those performing janitorial services, landscaping and lawn maintenance, pest control and accounting.  They evaluate maintenance and other contractor work.
